We highly recommend Nikki Lewis for real estate transactions in our area. We have had great experiences with her on both the buying and the selling sides. Each transaction presented some negotiation challenges at several stages of the process, and Nikki went above and beyond the average real estate agent in numerous ways to assist us in completing the sales. When we were purchasing our current home we faced sellers who had purchased at the top of the market and were not initially prepared to sell their property for a loss. Nikki painstakingly assisted us in analyzing the comps and was able to tactfully work with the seller's agent to arrive at a price that was fair to both parties. The home had some water damage in the basement, and Nikki did a masterful job helping us sort out the information from two contractors who had very different diagnoses and remedies for the problem. She connected us with a reputable and fairly priced contractor who performed a thorough assessment, including running a fiber optic scope through the downspouts and drainage pipes. When we chose the less expensive remedy of a simple gutter and downspout correction (vs a sump pump) we were able to choose with confidence. After 8 months of ownership and some very heavy rain and snow the remedy has proven effective and the basement is perfectly dry! When we were selling our previous home we were faced with a buyer who was determined to get a rock-bottom bargain price on a nearly mint condition home. Although his style of negotiating was irritating in some respects, Nikki was able to see past that and patiently work through the back and forth of the negotiation process with good intuition as to when the counter offers should be informal, verbal ones and when to put it in writing. There were multiple bumps in the road after the initial contract, and Nikki worked diligently to overcome each one. When the appraisal report required amending she coordinated that. When the inspection resulted in the need for some minor repair work, she helped us get that done. When the homeowner's association was slow to provide needed documents, Nikki continued to follow up with them until it was done. Her most heroic moment came in the last 2 days before closing on the sale of our home. Without our suggesting it she took it upon herself to go in and check out the house (which was vacant) 2 days before the last scheduled walk-through and do some last minute tidying. She ended up discovering water dripping from 2 ceiling fans, which as it turned out had resulted from roof damage caused by a huge snow storm that week. Not only did Nikki arrange to have the repairs completed in less than 48 hrs, she also took photos and coordinated with the homeowner's insurance company to get us reimbursement for the cost. Who does that? We were amazed and very grateful. It's so refreshing to work with a professional who takes her job seriously and also maintains a cheerful attitude through challenging moments. It's even better when she always replies extremely promptly to any emails or texts and goes way beyond her fair share of work to get a sale wrapped up. It has been a true pleasure working with Nikki
